King’s Landing Fort Pierce in Default After Missed Deadline

The King’s Landing project in downtown Fort Pierce is currently in default after Live Oak Development missed a key milestone deadline, the city’s attorney confirmed at Tuesday night’s Fort Pierce Redevelopment Agency (FPRA) meeting. Live Oak took over the $155 million waterfront development in April 2025 after years of delays under the previous developer.

King’s Landing Project Background

King’s Landing is a $155 million mixed-use development on the old HD King Power Plant site in downtown Fort Pierce. The project has been in development since 2019 and has drawn attention due to its scale and location, much like other major redevelopment proposals in the Fort Pierce area.

The development includes a 140-room Marriott Tribute Portfolio hotel, condos, restaurants, and retail on the waterfront.

Missed Deadlines and Current Status

Live Oak missed the February 25th deadline to submit hotel vertical plans for city review. The vertical plan approval deadline of April 21st is now days away, and the permit submission deadline of April 22nd follows the very next day. This situation is reminiscent of other local projects, such as the South Hutchinson Island high-rise development, which has also faced scrutiny and delays.

Live Oak did submit 100% complete civil plans for the entire site in January. Marriott gave final hotel approval on February 19th, six days before the missed deadline.

FPRA Board Decision on King’s Landing

The FPRA board chose not to pursue termination. Instead, the board directed staff to move toward a fourth amendment to the development agreement. Recent changes in city leadership, such as the resignation of a Fort Pierce commissioner, have also influenced the pace and oversight of major projects in the area.

Live Oak offered to have a new milestone schedule ready by end of this week. Staff encouraged the developer to take the time needed to get the dates right rather than rush something that would have to be revisited again.

Hotel Completion Date and Next Steps

The hotel completion date of July 11, 2028 remains unchanged. Live Oak says the delivery date is still achievable.
